TAS Country : October 28th 2010
Friday, October 29, 2010 Tasmanian Country 27 Rural property Secure water from own two rivulets THIS property is located in the beautiful sheltered Evercreech Valley. It is surrounded by native forest and has Ben Lomond mountain range in the distance. The excellent water re- source includes a 116.5 ML direct take surety 5 from Evercreech Rivulet, which, along with Robinsons Creek, flows through the property. The house and stock water is accessed from these waterways. The recently renovated three-bedroom weather- board house is cosy and well positioned for sun- shine near the middle of the property. There is a good-size hay barn, machinery sheds, shearing shed, excellent stockyards and glasshouse. About 60 per cent of the property is in pasture and the rest is native veg- etation, which includes remnant patches in graz- ing areas, regrowth euca- lyptus, flood plains and riparian vegetation. It has carried as many as 180 head of cattle, but is presently understocked. There are about 20 main paddocks and a number of smaller house paddocks. Fences range from wallaby-proof fencing to some that need mainten- ance. There has been a low usage of chemicals in re- cent years would assist in conversion to biodynamic or organic production. The vendors com- missioned the document Native Vegetation and Farm Forestry Options from Livingston Natural Resources Services. This document is available on request and offers options for the property and more detail of vegetation types. All eight titles are free- hold and as there is very little stock on the property at present, vacant pos- session could occur quickly. The property is cur- rently carrying about 80 sheep but is vastly under- stocked. At its peak it carried 180 head and with some pasture renovations and block grazing prin- ciples incorporated, could carry more. The three-bedroom homestead has had a new roof, wallpaper and new aluminium-frame win- dows installed over recent years. Although the garden is overgrown it is well de- signed and laid out. A brick-and-glass glasshouse make it a great residence in which to grow vegies MATHINNA Waverley Farm 471 Evercreech Rd Grazing and cropping property Land area: 240ha House: Three- bedroom weatherboard Elders Real Estate Launceston..
