TAS Country : December 9th 2010
Friday, December 10, 2010 Tasmanian Country 27 Rural property Chilton offers certainty and countless farming options IN times of climatic uncer- tainty, Chilton is a prop- erty that provides surety. At the top of the list is the availability of water and very healthy pastures during the summer months. Chilton is the last rural farming property at the head of the water catch- ment which helps with its enviable irrigation water situation and the property is sheltered from hot winds during summer and cold winds during winter. Chilton provides privacy and seclusion but is also only 21km from Scott- sdale's schools, hospitals and other services and just 61km from Launceston. An operational dairy un- til two years ago, Chilton milked 230 cows on its 100ha of pasture which is largely made up of strong grey river flat loams. A total of 80ha of the pasture is irrigated, (with the potential to irrigate the total 100ha) by two strong bores and a 45mg dam for the majority of the irri- gation season with the 380 Surety 6 water licence util- ised earlier in the season directly from the Lisle Creek. Further to the existing impressive irrigation re- source, a site for a 200mg dam on the property has been identified and sur- veyed. Nearly 50ha of the prop- erty has been used for a forestry plantation that is in a lease agreement which provides an annual income of $18,000. About 12ha of native bush is used by the ven- dors use as a valuable woodlot for farm purposes. This property could milk cows again, operate as an intensive beef-fattening property or it could be used to grow poppies, po- tatoes and onions like so many other north-east Tas- manian properties do. There is a three- bedroom house, a two-bay garage, a workshop, a dairy with a 22 swing-over unit in operational order and a 9500l vat, good fenc- ing infrastructure for cat- tle including a laneway system and an impressive irrigation system. There is also a 50-round bale hay barn, stockyards attached to the dairy and a set of portable yards not included in the sale price. The property milked up to 230 cows in 2007 and this was achieved with dry stock being carried off the property. The vendors have acknowledged the numbers they milked were conservative. The property is now carrying close to 150 beef cows either with calves at foot or close to it. The vendors are pre- pared to sell some of the calves at weaning and carry some through to bull- ocks.
